We are looking to hire an experienced and capable Development/Project Manager to lead our expanding project pipeline. We have a combination of projects on our books – from office buildings to affordable housing estates and group company fit-outs. 

The role is unique in that we are a small outfit personnel-wise and the recruit must be able to work independently across multiple tasks. We are an entrepreneurial organization where roles are not very clearly defined.  

Some of the responsibilities will include: 

  • Assisting in the design process
  • Coordination of design process to ensure suitable and cost-efficient product (aesthetic appeal, correct specification, etc.)
  • Active management of design development (coordinating and leading design meetings, control of build-cost evolution, management of consultants’ deliverables, involvement of future third-party suppliers to ensure accuracy of pricing etc.)
  • Bill of Quantities (BOQ) review (and modification as necessary
  • Tender Process/Contractor Selection/Price Negotiation
  • Priced BOQ review and tender evaluation in conjunction with Quantity Surveyor/Electrical Consultant/Mechanical Consultant
  • Active negotiation of main contract and all sub-contracts
  • Value engineering as applicable – specification/design changes as necessary 
  • Construction Management
  • Programming and scheduling of Projects including critical paths etc.
  • Ongoing supervision of consultant and contractor teams to ensure Projects are on time and budget. The recruit will be the lead representation at all site meetings/inspections and will be responsible for progress monitoring/variation supervision/conflict management/coordination of end-user requirements, etc.
  • Cash-flow management – monitoring and verification of certificates/appraisals/variations, etc.
  • Procurement coordination – active negotiation on PC sums/client-supply Items (lifts, sanitary ware, tiles, granite, etc.) to ensure suitability and best-price outcome
  • Reporting back to Management all relevant reporting information
  • Ensuring all work is to the highest possible standards


The successful applicant will have had relevant experience in construction (emerging markets experience preferred) and will also be degree qualified in a relevant Construction Management field. Necessary skills and attributes include:

  • Proven history of successful project delivery in difficult and non-standard environments
  • Relevant degree in Construction Management
  • Excellent communication and presentation with client side experience
  • Motivated and pro-active with a passion for the industry
  • Ability to work alone across multiple tasks without needing constant supervision - the recruit must be aware that working in this environment is a challenging but unique opportunity
