An unusual pitch for ETC but we're really excited at finding a new owner (Co-founder!) for this gorgeous small (boutique) resort tucked away in a beautifully untouched but emerging part of Sri Lanka's Southern Coast.

The Australian owners spent several years conceiving and developing the business - informed by plenty of experience undertaking similar projects in Bali - and now for family reasons have to relocate back home.

The 'hotel' has 7-bedrooms, a really well landscaped tropical garden and pool, a great cafe and bar (with well equipped commercial kitchen) and yoga space. It's located nicely on Sri Lanka's popular Southern stretch - close to the likes of Hiriketiya and Ahangama - but discreetly tucked away and within 30 yards of a gorgeous 'hidden' bay.

Though opened relatively recently (late 2023) it is making good money and has a very strong team and operation in place. As a new property it is in excellent condition with a modern design and overall aesthetic that clearly appeals well. Occupancy has been excellent to date and looks strong for the season ahead.

There is of course still room to develop further and new owners have scope to put their own style and ideas to work. But the fundamentals are all in place - the grunt work of permissions, construction, recruitment, launch and managing early-stage glitches all done.

This project of course requires a significant capital investment (acquiring the property) but the return potential (we can share numbers) is strong and the opportunity for a real and meaningful lifestyle shift - in the secure context of a business already established and doing well - we think really great.
