ABOUT US: We are a family-run business managing three rural commercial business parks set within beautiful Northamptonshire parkland. Our flagship site, Pury Hill Business Park, where you will be based, is known for its high-quality buildings, exceptional facilities, and a unique focus on environment and wellness. THE ROLE: We are looking for an experienced Commercial Estate Manager (MRICS) to lead our small site office team and manage the day-to-day operations, leasing, and strategic development of our business parks. Reporting directly to the company’s Commercial Director, you’ll play a key role in shaping the future of our estates, maintaining relationships with valued tenants, and driving new opportunities. This is a hands-on role with variety — covering commercial property management, project oversight, development initiatives, and team leadership — all set within a unique rural environment.
KEY RESPONSIBILITIES:
- Oversee and manage approximately 100 commercial and industrial properties across three parks (all within 5 miles)
- Maintain strong, long-term relationships with tenants, understanding their growth plans and accommodating moves within the estate
- Handle lease renewals, rent reviews, alterations, assignments, dilapidations, and surrenders, reporting directly to the Commercial Director
- Market vacant space, manage external agents, oversee marketing platforms, and report weekly on lettings activity
- Promote the Pury Hill brand and work closely with the family on aligning commercial activity with our new wellness venture
- Manage refurbishment and development projects, setting budgets and overseeing delivery on time and within budget
- Manage maintenance, repairs, and inspections, including overseeing servicing contracts and regular tendering
- Prepare and manage service charge budgets across the portfolio
- Oversee business rates liability, ensuring reliefs and exemptions are applied
- Manage property insurance policies, claims, and annual tenders
- Oversee residential tenancy agreements and be the primary contact for residential tenants
- Lead the site office management team of three, holding regular meetings and ensuring smooth day-to-day operations
- Drive asset management and redevelopment initiatives to improve efficiency and add value
REQUIRED SKILLS & EXPERIENCE:
- MRICS or AssocRICS qualification with minimum 5 years post-qualification experience
- Strong track record in commercial property management and asset management
- Experience leading teams and managing projects
- Excellent interpersonal skills — personable, proactive, and relationship-driven
- Ability to work autonomously and make informed commercial decisions
- Full UK Driving Licence
