Work.Life is a flex workspace provider for businesses who care about people.
We believe that happy teams deliver measurable benefits for businesses. That’s why everything we do, from workspace design to delivering a best-in-class personal service, is designed to create happy working environments. We have shared workspaces across London, Reading and Manchester; with 8,000+ members; and an amazing team of nearly 70 Work.Lifers who share our ambition to redefine the workspace experience for the better.

The Opportunity

If you've built a strong foundation in commercial real estate and are looking for the opportunity to move client-side, this role offers exposure that's difficult to find elsewhere.

Working directly with our Commercial Director, you'll help identify, evaluate and deliver the next generation of Work.Life locations. From sourcing opportunities and financial appraisals through to transactions and project delivery, you'll gain experience across the full lifecycle of growing a commercial property portfolio.

Unlike many larger organisations, where surveyors often specialise in one part of the process, you'll have the opportunity to work across acquisitions, transactions and delivery while building the commercial judgement needed to lead a real estate function in the future.

About the Role

We're deliberately looking for someone who has built a strong technical foundation in commercial property and is ready to accelerate their career through broader ownership and direct exposure to strategic decision-making.

You'll work closely alongside our Commercial Director, leading the execution of acquisitions while learning how investment decisions are made, portfolios are shaped and growth strategies are developed.

As Work.Life grows, this role is intended to grow with it. Our ambition is for the successful candidate to develop into a future Real Estate leader, taking increasing ownership of acquisition strategy, investment recommendations and portfolio growth.

What You’ll Be Responsible For
  • Source and visit potential new Work.Life locations.

  • Build relationships with commercial agents and tenant representatives.

  • Research the market and identify opportunities that fit our portfolio.

  • Prepare financial appraisals to support investment decisions.

  • Coordinate transactions from Heads of Terms through to legal completion.

  • Support project delivery by coordinating contractors and external consultants.

  • Maintain an accurate pipeline of acquisition opportunities and provide reporting to senior leadership.

This role is for you if…
  • You’ve built a strong foundation in commercial real estate, perhaps through commercial agency, occupier advisory, acquisitions or surveying.

  • You’re looking to move client-side and broaden your experience.

  • You enjoy working across multiple projects simultaneously.

  • You’re commercially curious and naturally ask “does this stack up?”

  • You enjoy building relationships and earning trust.

  • You thrive in fast-moving environments where progress matters more than perfect process.

  • You’re excited by the opportunity to learn directly from senior commercial leaders.

This role is not for you if…
  • You’re looking for a highly structured corporate environment with clearly defined boundaries around every responsibility.

  • You prefer focusing on one specialist area rather than working across acquisitions, transactions and delivery.

  • You need every process and decision to be fully established before moving forward.

  • You’re looking for an operational property management or facilities management role.
