Today we operate 6 sites and are approaching £4m revenue. Every site open for more than 12 months is over 90% occupied, with site margins of 20–30% and rising. Our core revenue comes from long-term offices and short-term coworking. Ancillary revenue, from events, meeting rooms and cafés, is doubling every 6 months. Revenue has more than doubled every year since we were founded 4 years ago.
We are backed by top-tier individuals and funds including Peter Roberts (PureGym), Matt Clifford (Entrepreneurs First), Active Partners (Soho House, Rapha, Leon) and JamJar (Innocent, Runna, Lucky Saint), and are now adding a new round of institutional financing to scale up. With it we are moving into roll-out, targeting 10 open sites in 2027 and expecting revenue to continue doubling with 5+ openings a year.
We see room for hundreds of Patch locations across the UK. Our ambition is to build a national category, as PureGym did for low-cost gyms and Pret did for quick-service and Gail’s is now doing for bakery.

The role
Your mission: build the strategic and operational finance function that takes Patch from 10 to 50 sites.
Today our finance work is split between operational models, outsourced accountants, and day-to-day budgeting and accounts run by our Director of Operations. You will bring this together into one function, built in your own vision.
You will work closely with the Founder & CEO and at Board level, and you will complete our management team alongside the Directors of Product, Commercial and Operations.
This is a role for someone who wants to build a function and scale a company. It is a career-defining moment, and it could lead to your first CFO position.
What you'll do
- Role modelling the right behaviours to our team and stakeholders. You will be integral to shaping our culture.
- You know what good looks like and are eager to help roll out best practice.
- Bring budgeting, forecasting and reporting into one function, and set the rhythm for monthly management accounts and Board reporting.
- Take ownership of the relationship with our outsourced accountants. Decide what to keep outsourced and what to bring in-house.
- Build a single, trusted financial model covering site-level P&L, cash flow and the roll-out plan.
- Define the KPIs that matter as we scale: occupancy, revenue per site and per sq ft, site margin, ancillary revenue mix, payback and cash runway.
- Put the right systems, controls and processes in place for a multi-site business.
- Lead the financial side of new sites, including lease agreements, deal structures and investment cases with landlords, developers and councils.
- Shape our capital strategy with the CEO, working with investors through the current round and beyond.
- Partner with the Directors of Product, Commercial and Operations on pricing, product, site performance and growth decisions.
- Build the team, tools and governance needed to go from 10 to 50 sites.
- Represent Patch externally to investors, lenders, landlords and partners.
What you'll bring
A personal passion for the impact Patch can have on communities at scale
Experience
- A qualified accountant (ACA, ACCA, CIMA or equivalent) with senior finance experience in a high-growth business.
- Experience in a multi-site, roll-out business (for example flexible workspace, leisure, fitness, hospitality, retail or real estate), with a strong grasp of site-level unit economics.
- Hands-on skill with budgeting, forecasting, financial modelling and management reporting, including building these from scratch.
- Strong investment appraisal skills: able to model returns using a range of measures, such as IRR, cash-on-cash return and payback period.
- Fluency across funding options beyond equity, such as debt, asset finance and other structures, and the judgement to know which fits each stage of growth.
- Commercial experience of property: leases, fit-out capex and deal structures.
